Cerus Development building medical office near Sun City in Texas

EXCERPT 1: An Austin developer has broken ground on a 45,000-square-foot medical office in Georgetown that officials said is the first class A, purpose built medical office building to come online in the fast-growing city in more than a decade.
Cerus Development LC is aiming to deliver the shell of what it's calling the Ascalon Medical Office Park at 4829 Williams Drive later this year. Tenants expected to move into the space in late 2027, officials said. It's located on a 4.4-acre parcel purchased by entities tied to the developer in 2022.
The three-story building will be less than a mile from the main entrance to Sun City Texas — a huge neighborhood for senior citizens — and will offer rentable space for medical practices that require infrastructure capable of supporting surgical suites, ambulatory clinics, MRI equipment, and emergency care facilities, officials said. One wing on the upper floors will be capable of hosting diagnostic imaging equipment, including MRI machines that can weigh up to 40 tons.
EXCERPT 2: They said the goal of Ascalon Medical Office Park – named for the lance used by Saint George to slay a dragon in European Christian mythology – is to meet the needs of fast-growing Georgetown, which just topped 100,000 people, and to address the critical nationwide physician shortage by bringing independent medical practices close to patients.
They added that commercial properties used for medical offices close to Sun City typically carry deed restrictions limiting them to affiliates of Baylor Scott and White Health. But Ascalon is located on a parcel that is one of the few properties that is not encumbered by those restrictions and zoned for medical office use.
Transwestern Real Estate Services' Hunter Jones and Marshall Thurmond are handling leasing on the project.
