ABOUT CERUS DEVELOPMENT, LC

Cerus Development was founded in 2014 by Eric Visser and John Readyhough with a straightforward premise: build commercial projects that nobody else is willing to build, in markets where demand exists but supply doesn’t.

The company’s first project was Wilderness Estates, an upscale residential subdivision overlooking Lake Georgetown.

“At Cerus Development, we endeavor to apply our unique vision to often untested market opportunities. We identify and capitalize on unmet demand in unique segments of the commercial real estate market. We do not compete with the masses, and our focus is always on quality as opposed to quantity. That philosophy has guided every project Cerus undertakes,” says Eric.

Cerus doesn’t chase volume or replicate what’s already in the market. We look for gaps—places where a community is underserved, where a product type doesn’t yet exist, where the conventional wisdom says the economics don’t work. Then we figure out how to make them work.

We are versatile and efficient. Our ability to execute on our vision and to focus on quality tend to generate above-market returns for our projects.

Every Cerus project is built to be relevant not just at completion, but for decades afterward.

“We invest in quality materials, thoughtful design, and flexible configurations because we’ve seen what happens when developers cut those corners. Our tenants and buyers stay because the product holds up,” says John.

Eric Visser

Co-Founder & Managing Partner

Eric Visser practiced commercial real estate law in Central Texas for more than 20 years before turning his attention to development. Beginning in 2005, he started acquiring, renovating, and repurposing historic buildings on and around the Georgetown Square. By doing such work, he earned an education in what makes commercial buildings succeed over time.

In 2014, Eric co-founded Cerus Development with John Readyhough. Eric brings the firm’s strategic vision, manages investor and lender relationships, and oversees project design and positioning. Eric’s legal background gives Cerus an unusual depth in navigating complex entitlements, land use regulations and deal structures.

Eric is the creative force behind the Ascalon concept, drawing on an interest in history, symbolism, and the intersection of architecture and meaning to create a medical office environment unlike anything else in the region.

John Readyhough

Co-Founder & Director of Operations

John Readyhough brings more than 15 years of commercial development project management experience to Cerus.

Before co-founding the firm, John managed large-scale projects including the Lakeway Regional Medical Center and the Lone Star Brewery redevelopment in San Antonio. These were complex, high-profile developments that required meticulous coordination across dozens of contractors, consultants and regulatory bodies.

At Cerus, John runs construction operations, manages contractor relationships, and serves as the firm’s primary point of contact with municipal authorities.

His hands-on approach and relationships within the Georgetown community have been instrumental in earning the trust of neighbors, city officials, and partners on every Cerus project.
