Ascalon Medical Office Park Is the Most Advanced, Class A Medical Office Building Developed in Georgetown in More Than a Decade
GEORGETOWN, TX — March 18, 2026 — Georgetown’s population is surging. As one of the fastest-growing cities in America, its population has jumped nearly 50 percent since the 2020 Census—and it is still growing. New roads, homes, schools, water lines and fire stations have been built to serve the residents. But for more than a decade, no large-scale medical office space for independent doctors has been constructed, so seeing a doctor often means traveling to a nearby city.
That is changing with the construction of Ascalon Medical Office Park at 4829 Williams Drive.
Developed by Cerus Development, Ascalon is a 45,000 square foot, three-story Class A building. It is designed specifically for independent medical practices that need the infrastructure that can support surgical suites, ambulatory clinics, diagnostic imaging equipment and emergency care facilities.
When Ascalon opens, independent medical professionals will have an opportunity to move their practices into something that hasn’t existed in Georgetown: a building designed from the ground up for the specific demands of modern medical practice.
For example, one wing of the upper floors is structurally reinforced to support diagnostic imaging equipment, including MRI machines that can weigh up to 40 tons. The building also accommodates surgery centers, ambulatory clinics, and emergency care facilities, which require expanded mechanical, electrical, and plumbing systems, including medical gas and heavy-capacity electrical panels
Built for a Booming Area
Ascalon sits at the heart of what Cerus Development calls the golden triangle—the area of land bounded by State Highway 29, Williams Drive, and Ronald Reagan Boulevard.
“Every metric that matters to a physician choosing where to plant a practice points to the same place. Population growth. Income demographics. Corporate relocations. Young families. The golden triangle checks every box. Independent doctors have not had a Class A option here. Now they will,” said John Readyhough, Co-Founder and Director of Operations of Cerus Development.
Hunter Jones, Executive Vice President of Healthcare Advisory Services at Transwestern, the largest dedicated healthcare real estate team in Central Texas, has been watching this gap widen for years.
“Across the Austin MSA, healthcare real estate supply has consistently failed to keep pace with one of the fastest growing regions in the country, and nowhere is that disconnect more evident than Georgetown. Georgetown is not an emerging market, it is an underserved one, and the distinction matters. The demand is already here, patients are already here, and purpose-built medical product simply is not,” said Jones.

A Growing Community With Nowhere for Independent Doctors to Go
Ascalon sits less than a mile from the main entrance to Sun City, an active adult community spanning nearly 5,000 acres with more than 17,000 residents whose median age is 73. These are exactly the people who need cardiologists, orthopedic surgeons, and imaging centers close to home.
But commercial properties directly adjacent to Sun City carry deed restrictions limiting medical occupancy to affiliates of Baylor Scott & White, so independent medical practices cannot lease that space.
Ascalon is being built on one of the only remaining sites near Sun City not encumbered by those restrictions, and it is one of the very few parcels on the Williams Drive corridor still zoned for office use.
A Weapon Against Illness and Disease
“According to the legend of St. George, he wielded a lance called Ascalon to slay a dragon. For many people, especially as they age, they discover they have illnesses. They lose their health and they need help to fight against fearsome dragons that only advanced medical care can treat. We are building Ascalon so physicians can fight that battle every day right here where the patients who depend on them live close by,” said Eric Visser, Co-Founder and Managing Partner of Cerus Development.
Support from Georgetown Officials
Georgetown Mayor Josh Schroeder has made no secret of where this project fits in the city’s priorities.
“Our citizens want access to premium health care services. So I think you guys are hitting the nail on the head with this building, and so we truly appreciate that,” said Mayor Josh Schroeder at the groundbreaking ceremony for Ascalon.
Ascalon Carries a Legacy
The lead architect on Ascalon was Al York, FAIA, RID, principal of McKinney York Architects in Austin. York passed away recently following a battle with cancer. Ascalon will stand as part of his legacy.
